Planning Home Technology in an Elevated Naples Home

By David Frangioni | Frangioni Media

The Short Answer

In an elevated Naples home, the technology plan should start with three decisions: where the equipment room sits relative to flood elevation, how power is protected and backed up, and how the home is monitored when nobody is there. Get those right on the drawings and the theater, automation and audio fall into place.

Many Naples homes are being built or rebuilt higher and tougher after recent storm surges. At Frangioni Media we design theaters and smart home systems for Gulf coast homes, and here is what I ask builders and architects to plan for.

Keep the Brains of the House High

The network, control processor, security and theater electronics should live in a ventilated, cooled equipment room above flood elevation, not in a ground-level garage or storage space. Run conduit from that room to every floor and to the outdoor living areas so the system can grow without opening finished walls.

Power You Can Trust

Plan whole-home surge protection, battery backup on the network and control systems, and clean generator integration. The goal is a house that rides through short outages and shuts down sensitive equipment cleanly in long ones.

Built for the Lanai

Naples living happens outside. Lanais, pool decks and summer kitchens need weather-rated audio, lighting and video, with marine-grade products near the water and a plan to secure everything before a storm.

Monitoring for Seasonal Owners

Many Naples owners leave for the summer. Remote visibility into the network, equipment temperature and key systems lets us catch problems early, and our estate manager service covers pre-storm prep and post-storm restart. See also our hurricane-season technology checklist.
